Unit ID Lighting
The unit ID lighting is installed in two phases. The picture on the bottom left is the new lighting fixture and the light diffuser. The picture on the bottom right is the wave logo light cover that will go over the light diffuser you see in your hallway now. The light cover and slate blue gray unit ID panel will be installed with the new signage package over the course of the next two years.

At the March 21 Board of Directors Meeting, the CARS Committee presented the full design scheme for the common area renovation project and the board voted to accept all the recommendations of the Committee. These recommendations included the design scheme for the lobbies, elevators, hallways and signage and covered the finishes (paint, tile and cabinetry), lighting, carpet, as well as the interior and exterior signage. The color scheme for the hallways that was selected was the blue/gray carpet and door treatment. After several years of work, the Committee, working closely with both the Huntsman Design Group and the Watergate staff, was pleased to present a fully integrated design scheme which reflects the vision of the Committee and the character of the Watergate complex. As one of the next steps we are looking at the costs and feasibility of updating the prototype with the carpet that has been approved. This would better represent what the complex would look like once all the work is complete. We will keep you informed about whether this will happen or not. The next steps for the project will be for the Huntsman team to develop the working drawings which are used to get competitive bids from the various vendors for all aspects of the project. This work will take several months, and the final drawings will go out to bid by the Watergate Construction Manager during the summer months.Once the bids are reviewed the vendors will be selected and presented to the board for their approval. This is most likely happen in the Fall. At the same time the fire suppression and asbestos abatement project and the new lighting in the hallways will begin in E and C building. Once the first two buildings are complete, the common area renovation or design work can begin. Again we want to thank everyone from the community who took the time to view the prototypes and give us their input, send emails and attend the working session meetings of the board and the CARS Committee.

After meeting over a 3 year period, the CARS committee is prepared to present their final conceptual design recommendation to the Board at the Monday, March 21, 2011 Board of Directors Meeting. The presentation will begin at 6:30 p,m. in the Clipper Club. We hope to see you there!

Use alternate colors for buildings This may not be necessary once the new signage is installed and would double the amount of items to carry in inventory. In addition, two designs would result in additional funds to develop construction documents and limit the potential materials cost benefits gained by having a single cohesive design. Keep sailing ships pictures in some form somewhere in the design Committee deleted because they are old, dated and not in good shape.A comment made at a CARS meeting was the sailing ship representations looked like Pier 39 when used as wallpaper at the end of corridors. Keep "W" symbol to save money If we are going to add new signs as part of an overall design, the design and signage cost remains the same. The only cost would be when we run out of the one box of letterhead we have now we will order new letterhead). "W" symbol is dated, and its hard edge and primary colors don't match with the natural updated theme designed. Install higher cove bases in hallways The added cost would be an additional $250k - $300k that is not in the budget. Community vote on "Blue" or "Brown" design The board appointed a committee of owners three years ago. The committee was tasked to represent the views and concerns of the community and bring a design recommendation to the board for approval. The community has been well-represented by the committee and it is their work product and recommendation the board will vote on. The committee incorporated community feedback as appropriate. Eliminate exterior signage to save money An updated exterior signage package is part of the overall new look being presented from the street monument signs to the unit entry - a cohesive design and wayfinding from property entrance to unit entrance. If money becomes an issue, that portion can be funded and performed last. Rug in lobby may be difficult to maintain Huntsman has been directed to come up with a pleasing, easy to maintain alternative within the same color palate. Carpet should be "solution dyed" to better resist bleach stains Yes, the carpet tiles are solution dyed, but please know that no solution dyed tile resists bleach 100%.
Community Meeting - Interior Renovations Presentation
Based on community feedback on the hallway renovations prototypes, the CARS committee is in the process of revising the paint colors and carpet samples and will provide updates to the WCA Board and community, along with its proposed plan for the lobby renovations.
This meeting is a great opportunity to see and comment on the revised paint and carpet choices and the proposed lobby renovation plan.

Selection of Design Firm for Common Area Renovations
Watergate has entered into a design services agreement with Huntsman Architectural Group for the enhancement and renovation of the common use areas. The design development process is currently underway with final design approval and renovation work expected to commence Spring 2011.

Project Status Update
COMMON AREA RENOVATIONS AND SIGNS (CARS) Community Comment Period October 1-30, 2010. The WCA and CARS Committee are proud to present the prototype for the common area renovations and the fire suppression system located on the 3rd floor of E Building, between 6 and 8 Captain Drive. The prototype consists of two designs, Options A and B, each one including a carpet selection, coordinating paint samples, a unit door with surround finishes, unit ID signage, and light panel options with the new Watergate graphics. You will notice the new, brighter lighting in the hallway which includes down- and up-lit corridor fixtures, lobby landing down lights, four new exit signs, and unit decorator lights. New paint colors are presented on the corridor walls, end walls, lobby landing walls, ceilings, and on two unit doors and two elevator doors. In the middle of the prototype area, there are a few feet of exposed fire sprinkler pipe and 120 feet of the proposed enclosure. You may visit the prototype any time between October 1 and October 30. There will be comment cards in the elevator landings at both 6 and 8 Captain, as well as at the WCA office. You can also give your comments at the WCA website. If you have questions or would like more information, members of the CARS Committee will guide a walk-through of the prototype two times during the month: Wednesday, October 13, at 6 p.m., and Sunday, October 24, at 11 a.m. Please meet by the elevator on the third floor at 8 Captain.
